Specification of Future The Valley
1. RCC Frame Structure:
a. Designed to withstand loads (Zone-II) and wind
loads.
b. Structural steel of Dhanalaxmi/Devasree/
Binjusaria or equivalent make.
c. Ready mix concrete (Ultratech/L&T/Sree/R.D.C
or equivalent make)/cement as specifically advised
by the structural engineer.
2. Super Structure:
a. 6" TH Solid block masonry for internal walls in
cement mortar.
b. 8" TH Solid block masonry for external walls in
cement mortar.
3. Plastering:
a. Internal Walls: Single coat sponge finished
cement plaster, followed by gypsum punning.
b. External Walls: Double coat sand faced
cement plaster.
4. Painting:
a. Internal Wall Finishes: Smooth Birla putty finish with
two coats of premium acrylic emulsion paint over a
coat of primer, as per architect's intent.
b. External Wall Finishes: Two coats of acrylic
weatherproof emulsion paint, textured surfaces and
cladding as per architect's intent.
5. Joinery Works:
a. Doors:
i) Main Door: Teak wood door frame & teak wood paneled shutter (Hansur or equivalent make) of 9' 0" height, finished with PU lacquer polish in matt finish with good quality hinges, lock, handle and security eye.
ii) Internal Doors and Bathroom Doors: Engineered solid core door frame with shutter of 8' 0" height, consisting of veneer skin on the top of plywood on both sides, framing in solid wood rails and stiles, tubular chipboard infill, PU lacquer polish with good quality hinges, lock and handle.
iii) Door Hardware: All hardware in brush finished stainless steel. The main door with a night latch of Godrej/Dorset or equivalent make. All other doors with door bolts and a mortise lock or tubular/cylindrical lock. Magnetic/concealed door stoppers of Hafele or equivalent make for the main door and bedroom doors.
b. Windows and Sliding Doors:
Aluminium frame with toughened glass sliding/
openable/fixed shutters with mosquito mesh
shutters (Technal/Tostem/Vitram/Odaville or
equivalent make).
6. Flooring and Dado:
a. Foyer, All Living Areas, Staircases, Powder Rooms,
Dining & Master Bedroom: Polished Italian marble
flooring (Bottochino/Dyna/Perlato or equivalent type).
b. Wet Kitchen, Stores, Utility, Laundry, Maid Room &
Bathroom: Vitrified tiles/anti-skid (Kajaria/Johnson or
equivalent make).
c. Dry Kitchen (Applicable for Larger Format-10,809 sft
Villas Only): Polished Italian marble flooring
(Bottochino/Dyna/Perlato or equivalent type).
d. Bedrooms: Polished Italian marble flooring

architect's intent.
